Its that time again! Here are the market statistics for April 2010:

Residential Homes
  • New Listings - 155 (160 in 2009)
  • Sold Listings - 100 (69 in 2009)
  • Average Days on Market - 133 (137 in 2009)
  • Average Sales Price - $90,592 ($102,636 in 2009)
Vacant Land
  • New Listings - 71 (124 in 2009)
  • Sold Listings - 8 (5 in 2009)
  • Average Days on Market - 263 (334 in 2009)
  • Average Sales Price - $26,875 ($47,500 in 2009)
Overall we have had a 48.65% increase in sales from 2009 - 2010 for the Month of April.  And year to date we have seen a 29.83% increase in sold listings compared to 2009.  The question that we all are waiting to see is if this is due to the home buyer federal tax credit that expired on 4/30/2010 or is the real estate market finally making a turn in Kingman?  I personally believe that this was partially because of the tax credit however pricing is down from last year and many investors are starting to notice that they can purchase real estate in Kingman and have a cash flow property and some are even flipping homes for a small profit.  I believe sales will continue to increase in Kingman compared to the past year and I believe our local real estate market is starting to change for the good.  I will say that one thing Kingman is in need of is more jobs.
